Strange, but true, Manesar’s inclusion in the new master
plan has made it a hot property market. Thanks to the
new master plan, Manesar, known as an industrial area
has become an integral part of Gurgaon. And, if the
optimists are to be believed, Manesar will soon overtake
Greater Noida.
Industrial Model Township (IMT) is a 1,750-acre ultra
modern Integrated Industrial Park that was initially
planned as a joint venture of the Centre, Haryana
government and a Japanese company. But it was finally
taken over by the HSIDC in 1997 to be developed
exclusively as an industrial area. IMT is strategically
located along the National Highway 8, linking Delhi and
Jaipur and is just 17 kms from Gurgaon. It is one of its
kind in the country and was conceived to provide
services and facilities that would place the state on a
global map of industrial competitiveness.
Manesar has been developed in four phases. HSIDC has
developed 1,750 acres of land in phase I, while work is
in progress in Phase II (180 acres) and Phase IV (650
acres). HSIDC has allotted phase III (600 acres) to
Maruti Udyog Limited for their expansion project.
Manesar is an integrated and independent industrial town
having all the basic infrastructure to facilitate
industrialisation of the area. The facilities include
hi-tech Telecommunication, 220KV Substation, water
supply, sewerage disposal, helipad, shopping arcades,
health centres, schools, metallic roads, Golf Course and
Clubs. 32 kms from the IGI airport and 45 kms from
Connaught Place Manesar is well connected with Delhi and
Gurgaon. Manesar is a natural choice for both
entrepreneurs and employees working there. It is not
surprising why investors from Japan, France and UK have
already set up about 450 industrial units at Manesar.
Some of the industrial units functioning in Manesar are
Honda Motorcycle & Scooters India, Hero Motors Ltd, NHK
Napino Auto, Samsung Telecommunications, Denso Haryana,
Maruti Suzuki Metal, Frigo Glass, Baxter India, Johnson
Matthey, Bundy India, Munjal Showa, Mitsubishi
Electricals and many more. With industrial units
employing thousands of people, there is no dearth of
buyers for the residential projects. It takes about
20-25 minutes to drive to the Indira Gandhi
International Airport, New Delhi. 5 Star Hotel, Golf
Course, Business Conference facilities, Super specialty
hospital, Helipad and many others are soon to come.
After the authorities have hired RITES as their
consultant to audit the condition of roads within
Gurgaon, the quality of roads can only be expected to
improve. RITES will conduct quality-control tests to
ascertain if the required standards have been followed
while laying the roads. Money to contractors will be
released only after they come clean on quality control
tests. So far their own engineers and technical staff
checked and approved the payments. With conditions like
clearance from third party (RITES) in force, roads can
only improve.
Impact of Master Plan
Manesar is an important beneficiary of the master plan.
It suddenly became hot in realty market, the moment the
new master plan was announced. Under the integrated
master plan, residential sectors in Manesar have
increased from one to four. Earlier, sector-I measuring
250 acres of land, located left to the National Highway
8, while traveling from Gurgaon to Jaipur, was earmarked
for both Executive Housing and Non-Executive Housing.
Similarly, Sector-2, located in the main complex to the
right side while going from Gurgaon to Jaipur, was
marked for institutional and commercial complexes. It
has HSIDC’s office, housing for all the industry related
government departments, trade towers, provision for the
financial Market and other institutional and commercial
facilities. The increase in residential sectors through
the new master plan is targeted at employees of the MNCs
who can stay in proximity to their work places. Those
who have the experience of commuting in Delhi would
prefer these residential sectors in order to avoid
harrowing time during endless traffic. Last heard that a
residential area spread over 900 acres is coming up here
for the employees of MNCs and HSIDC.
With an established industrial area, better connectivity
and sudden availability of land, Manesar has become an
enticing spot for developers.
The proposed, Rs 1,800-crore Kondli-Manesar-Palwal
Express highway will further boost the real estate
development in Manesar. This Express Highway is the
largest single road contract awarded to any contractor
across the country.
Manesar as a truly planned city with all required
amenities like entertainment house, social
infrastructure, intra city commuting available. HSIIDC
had recently auctioned three prime commercial tower
sites of IMT. The three sites have an area of 6804 sq
meter, 5832 sq meter and 6804 sq meter.
Other features of Manesar include an auctioned plot for
service apartments and a budget hotel. A technology park
spread over 140 acres is being developed in Sector-8.
Sites of 10 acres each have been allotted to 12
companies. HSIDC is also developing a golf course. A
club is already running. HSIDC has also planned to
develop 3 star to 5 star hotels and a hospital with
100-beds. Various SEZs are coming up in the area around
Manesar.
Apart from being one of the best industrial area,
Manesar is seeing a multidimensional development be it
developing education and research facilities,
establishing social infrastructure or starting
entertainment zones. Manesar already have a resort,
heritage village, the National Security Guard (NSG) head
office and the National Brain Research Centre, which
attracts both MNCs and the general public. A National
Law Institute at IMT Manesar is also proposed to be set
up by the Central Government.
